- The Background
The Turner Street project involved a 300m2 roof refurbishment of a historic Victorian retail warehouse, transforming it into functional and aesthetically pleasing apartments. A number of tenants had complained of multiple leaks to the roof area, meaning a watertight solution was required to bring comfort and peace of mind back to the building’s occupants. The client, Storm Tempest Ltd, appointed Permicoat Ltd as the roofing contractor of the building. The aim was to create a modern, functional, and durable roof whilst paying homage to the rich history of the building and its design. The result was a high performance roof system, that was also aesthetically pleasing and completed to a high degree of workmanship. The roof also now has a 15-year guarantee for materials and labour, providing the building’s occupants and owner with extra reassurance.
- The Challenge

The project presented multiple complexities, particularly in terms of design and technical execution. The roof’s layout featured several pitches converging into one another, creating intricate transitions and challenging areas to waterproof. These unique roofing details meant alternative methods and materials would have struggled to provide a reliable, watertight seal. The roofing contractor opted for the Sikalastic®-625N system, a flexible, liquid-applied membrane. This material was essential for covering all angles, curves, and junctions seamlessly, without the need for multiple joints. This adaptability was critical to ensuring long-term durability and structural integrity.
Workmanship
The success of this project depended heavily on the high level of craftmanship and the innovative use of modern materials, particularly in the liquid-applied membrane. Executing such a complex design in a city-centre residential setting required the team to manage multiple challenges including noise control, safety protocols, and logistical constraints. Despite these hurdles, the team’s attention to detail, coordination, and expert use of materials ensured the project stayed on track and was completed to a high standard. The use of a liquid membrane also minimised large deliveries, further easing the logistical burden in the busy city centre environment.
Problem Solving
Being located in the heart of a city, the project came with several logistical challenges, including managing noise disruption for residents who lived in the building throughout the refurbishment. To minimise inconvenience, noisier tasks were scheduled during specific hours. Safety was another critical focus, especially in a busy, pedestrian-heavy environment. The roofing contractor implemented strict safety measures, including scaffolding barriers, designated walkways, and restricted access to work areas, ensuring the wellbeing of residents and the public alike. Coordinating deliveries in such a central location was also a challenge, requiring partial road closures. Deliveries were scheduled during off-peak hours to avoid traffic disruptions, and the team on site worked closely with suppliers to ensure efficient delivery times.
Aesthetics
The refurbished roof had to maintain the aesthetic integrity of the historic building while integrating modern functionality. The end result was a visually stunning roof that not only complements the Victorian architecture but also provides the long-term durability needed for contemporary residential use. The project serves as a testament to how thoughtful design and innovative solutions can breathe new life into historic buildings
